Architectural Control Committee ( ACC )
The ACC or Architectural Control Committee duty is to preserve the attractive appearance of our community and ensure neighborhood integrity as well as property values of our homes.
Due to many VR requests this season we are adding guidelines.

Paint is the most requested item for the ACC committee. A Variance Request must be completed and turned in to the board for approval. Below is a list of all original colors.
Acceptable colors are browns, tans and beiges for Trails 3.
Trails 4 had more of a variety of colors originally and is considered for approval.
All colors have to be cohesive with the neighborhood and original theme.
It's not required that you follow the colors below, but it should be helpful in your decision.

About every 2 - 3 years the ACC committee and board will schedule property inspections. By observation the committee will send out letter of items that need attention on the owners behalf. Mainly these items are: roof repair, house painted, landscape, fence replace or repair and garage door. There may be others as needed.
CC&R's Article V Section 1. reads:
No building, fence, wall or other structure shall be commenced, erected or maintained upon the lots, nor shall any exterior addition to or change or alteration therein, including patio covers, trellises, antennas, exterior color, major repairs and maintenance, be made until the plans and specifications showing the nature, kind, shape, height, materials and location of the same shall have been submitted to and approved in writing as to the harmony of external design and location in relation to surrounding structures and topography by the Architectural Committee.
